and my real estate investing journey…

I am based out of Lake Worth, Florida and currently own investment properties in West Palm Beach, Lighthouse Point, and Lake Worth, Florida. My real estate journey started by accident when I moved out of state after purchasing my first home in Lighthouse Point. In 2011, I started renting it out and was immediately hooked on the potential of passive monthly cash flow. After several years of living out of state, I returned to Florida and have leveraged my equity from the first property to purchase 3 more single family homes.

I am a real estate enthusiast that has also fell in love with improving each property I purchase. Over the past 3 years, I have learned so much about adding value to each home I invest in and my goal is to continue to scale my portfolio over the next 12 months.

Target Markets

Where do I invest and why?

Our primary target market consists of coastal vacation towns with close proximity to the beach, international airports, and healthcare facilities.

With the intent to maximize monthly cash flow, we target this type of market in order to leverage the short-term rental strategy during busy seasons and the mid-term rental strategy during the slower season.

Proximity to the beach in vacation destinations helps maximize our occupancy rate and average daily rate during busy season.

Being close to international airport and healthcare facilities allows us to target the travelling nurse population for mid-term stays.

Investing Approach

What is my business plan to grow my investing business?

Over the next 12 months, our plan is to scale our portfolio to 15 properties in our target markets. We will purchase single family and multi-family homes in the price range of $250,000 – $400,000 in a neighborhood from Fort Lauderdale to Jupiter, Florida.

Our target deal is a single family home in a prime vacation rental area that needs a cosmetic rehab. We will budget for each construction project to maximize our ARV. We will then furnish the property and list it on Airbnb or VBRO as a short term rental.
